Calgary Bylaws & Policies for Development

CALGARY’S MUNICIPAL DEVELOPMENT PLAN

Calgary’s Municipal Development Plan is a strategic policy document which provides direction to Local Plans and further stages in the land use and development process. It is Calgary’s vision for how Calgary grows and develops over the next 60 years. Calgary is expected to grow to two million people over that time, so it is important to plan for our future.

LAND USE BYLAW

Calgary’s Land Use Bylaw is adopted by City Council and contains a land use designation (residential, commercial, industrial etc.) for each parcel of land in the city. It also lists Permitted and Discretionary Uses for each parcel should the owner wish to consider new uses on the land. A change in land use requires approval from City Council.

PARKDALE NEIGHBOURHOOD ACTIVITY CENTRE AREA REDEVELOPMENT PLAN

This is a Council adopted plan which contains land use and development policies which are intended to guide the future redevelopment of the Parkdale Crescent area, which is the commercial center of Parkdale. It also includes a limited number of surrounding parcels on the north and south sides of 3rd Avenue N.W.

SOUTH SHAGANAPPI COMMUNITIES AREA PLAN

This is a Council approved multi-community land use and development plan in northwest Calgary which includes the community of Parkdale. It contains policies to guide the future development of a large geographic area and includes Parkdale, Point McKay, Foothills Hospital, St. Andrews Heights, University Heights, the University of Calgary, Montgomery, Banff Trail and Varsity.

ENRICHING PARKDALE- COMMUNITY DEVELOPMENT AND DESIGN STUDY

This document is the result of a partnership between the Faculty of Environmental Design at the University of Calgary and the Parkdale Community Association. Enriching Parkdale develops a new vision for the further redevelopment of Parkdale. Five specific design concepts were developed as part of this vision. They include Open Space and Connectivity, Infill Housing, Parkdale Crescent, Parkdale Boulevard and the Provincial Lands. Enriching Parkdale is currently used as a reference document by the Parkdale Community Association when reviewing new development proposals in Parkdale.
